Every month somebody rebuilds the same portfolio report by hand, out of an accounting export, a rent roll and a spreadsheet that disagree. This is the brief that hands that job to Claude. Copy it, paste it into a new Claude conversation, and attach the files you already pull. It asks what your numbers mean before it builds anything.
Two files on the same building, each carrying a line called NOI. One has the management fee and the replacement reserve inside it. The other does not. Nobody catches it, because both look reasonable on their own, and the building gets valued off a multiple of whichever one was picked up first.
The numbers live in the accounting system, the property management system, a rent roll and a spreadsheet on one person's desktop, and the only thing able to reconcile them was somebody who knew whether a given line carried the management fee, whether occupancy meant leased or physical, and which day each file was pulled. Claude reads those files directly, asks what your columns mean before it combines anything, and holds the whole portfolio at once. The rebuild becomes a paste, and the person who knew what the columns meant writes it down once instead of doing it every month.
It is an ordinary Claude conversation. You paste the brief, send it, and drag your export files into the same window when it asks. Nothing gets installed and nothing connects to your systems.
What it does not do. It runs on exports you attach by hand, each month. Making the files arrive on their own, or writing the result back into your reporting pack, is a build rather than a brief.
An asset manager attaches the month's accounting export, the rent roll and the arrears file. Before a single portfolio total is produced, the run reports that one property's NOI line carries the management fee while the others do not, that occupancy is counted as leased in the rent roll and physical in the summary the owners receive, and that the arrears file was pulled a week before the accounting close.
